Bank Repos in Portugal are extremely difficult to find. Yet, everyone wants to buy a bargain and bank repossessions are certainly a way to get a bargain property.

Despite the fact that you could buy a cheap property in the Algarve, the greatest advantage is something that most people don’t think of, until they have to…. Most of these repossessed properties come with a Portuguese bank mortgage.

Getting a mortgage in Portugal is currently more difficult than finding teeth in a hens beak! The banks are effectively in survival mode and are unwilling to make new loans. But these are essentially old loans that have gone wrong and they are very keen to get the loans paying for themselves again.

An established ( English speaking) estate agent in Portugal now has access to very many repossessions that are usually kept for the local market. Their list includes, repossessed villas, apartments, town houses and even luxury estates.

Have a look at their site here. Buying a repo in the Algarve isn’t an ordinary house buying experience, but it’s almost certainly the only way to get a mortgage there at the moment. With such a large choice through this estate agent, you can’t fail to find something that you like.

Most of the Mallorca bank repossessions get sold almost before they get repossessed. There’s a strong demand for repo’s on the island.

Plenty of property investors are waiting for the right property although they aren’t especially interested in the rental yield. most of our buyers are interested in a capital return.

The best thing to do, is to register your interest and let the agent tell you when a suitable property becomes available.

I was invited to come along to view a repossessed villa, frontline to the sea, in Mallorca. The agent that I was accompanying was showing clients around what promised to be a wonderful sea front villa, with 2 pools, harbour entrance views and terraces where you could remain completely private, unless some old sailor had a very good pair of binoculars.

The clients duly turned up, the viewing agent was ready, and the other agent, handling the sale for the bank, was waiting at the gate for all of us.

That’s where it all went wrong. We were 20 minutes late, so the key holding agent had plenty of time to prepare the property to its best advantage. Bearing in mind, that this is a repossessed villa, we all expected a disaster. We all knew that the large plot right on the sea front was likely to be the biggest asset.

What had the key holding agent done to earn any part of her massive potential fee? NOTHING! This property was over €5m, and is now €3.3m.

As it turned out, the only asset here was the view, and she hadn’t even opened a single shutter so the clients could slightly imagine what their future €3m purchase could be like when they’ve invested a further million.

Why do they do it? Is it ignorance, arrogance or pure laziness?

The viewers were brilliant. They saw the positive in everything. Imagine this….. If the key holding agent is the one who presents the offer to the bank and judge, they’re likely to be just as lazy. So a buyer for this repossessed luxury villa could pick up an absolute bargain by bidding low and allowing the agent to do what she does best… The absolute minimum!

If you’ve ever seen the film “A good year” with Russel Crowe in it, you’ll instantly know how I feel about this beautiful home. The owners have a wonderful luxury home for sale. Not just a luxury villa with 128,000 M2, with stables and a pool. That’s too cold for a description. This is a home.

The moment I stepped out of the car, I noticed the table, in the shade, on the terrace, with a very distant sea view, and I instantly thought of “A good year”. Just like the orignal owner of the chateau in the film, the current owners of this old stone finca  lovingly restored what was a ruin over 25 years ago, into a home, set in a small private estate, just outside a small provincial town. The similarity is uncanny. The only thing that’s missing is the vineyard, but you have the space here to create your own vineyard.

Sure, there’s a small amount of decorative work to do. But that would be it. Why change something that is almost magical? Wherever you turn, there’s a new view, a shady spot, a sunny terrace, bougainvilea,  jasmine, large entertaining areas and so much more.

Just as I was about to leave, the charming owners showed me the “casita” which they have used as stabling. If I owned the property, I would convert the Casita into a small guest lodge. The mountain, and distant sea views, with your own pine wood behind, would make a wonderful memory for your guests.

How much is perfection? Not expensive. Just €3.9 million and worth every cent. I’ve seen many luxury homes in Mallorca and this stands out from the crowd. A bonus… The owners are lovely and that certainly helps when buying.
